LLC (MPC) is a Michigan limited liability company that operates parking

in Southfield, Michigan. |
Who are we? |
|
James
N. Miller
and Brian
A. Albertsen |
What are our credentials? |
|
James Miller is a graduate of the University of Michigan and Wayne State
University Law School and has been active in all phases of the parking
business for 25 years. Mr. Miller is member of the Michigan Parking
Association and on the
Board of Directors of the National Parking Association. Brian Albertsen went to Western Michigan University and
started his own valet parking business in 1977. He joined Miller Parking Company in 1987 as a supervisor and is now the

self-park and valet operations. |
Whom do we employ? |
|
Friendly, customer-service oriented personalities! Applicants are carefully screened for their abilities to
communicate and project a positive first impression. Driving records are
checked, as are references. Applicants are screened for substance abuse
problems. All employees acknowledge in writing at the
inception of employment that they understand and agree to follow the
operating policies as outlined in our Employee Conduct and
Responsibilities Handbook concerning promptly and courteously
assisting all customers in a friendly and efficient manner. Employees
receive rigorous instruction and training from a supervisor who acquaints
them with the performance standards to which they would be expected to
comply. The supervisor carefully checks to see that all employees adhere
to MPC performance standards. |
How do we charge & bill for our
services? |
| Miller Parking Company works
on a
management-fee basis, or can also charge "by the labor hour". The management fee
can be a fixed amount per month, or a percentage of gross revenue or net
income. MPC usually collects
and deposits all parking revenues at "paid parking" locations,
then
submits net revenues monthly to the Owner with detailed statements and
supporting documentation of all expenses. |
What are our operational
and "revenue control" procedures? |
Parking is a cash business that is prone to
abuse unless it is supervised very carefully and proper revenue
control procedures are used. The parking control system at most facilities
centers on the issuance of a parking ticket for each entrance
transaction, and the turning in of a parking ticket for each exit
transaction. The issuance of a parking ticket represents revenue that must
be accounted for.
Some of the things we do to help control revenue are:
- Take ticket readings from all machines
at least once a day, with three times being preferable
- Audit each shift report to see that
ticket/meter numbers are running in sequence
- Visit the site frequently, sometimes
without notice, to ensure that the equipment and attendants are
working properly
- Control the supply of tickets. A
controlled inventory log must be incorporated.

| Insurance |
| Our
insurance is the most comprehensive coverage available. We have
$10,000,000 of limit, and the quality of our carrier (Amerisure) is Best
rated "A" or better. There are very few parking companies with this level of
insurance. Umbrella
insurance and bonding are available upon request. Our insurance
coverage allows our customers to relax knowing that all situations are
covered. |
